Licence Condition
The objective of this Pollution Study is to establish if there are any potential soil and groundwater impacts associated with the historical and current operations at the premises.
The Phase 1 Environmental Site Assessment referred to in Condition U 1.1 must be undertaken and presented in accordance with the NSW Contaminated Sites: Guidelines for Consultants reporting on Contaminated Sites (EPA, August 2011).
The report referred to in Condition U 1.2 must at a minimum:  i.  assess whether the potential for soil and/ or groundwater contamination is high, medium or low for any identified Areas of Environmental Concern ii.  provide recommendations for further investigation, including details of the type and scale of any recommended actions. 
By no later than 1 December 2017, the licensee must provide a report to the NSW EPA detailing the results of the Phase 1 Environmental Site Assessment required by Condition U 1.1. This report must be submitted to the Director Sydney Industry, NSW EPA, PO Box 668, Parramatta, NSW, 2124 or electronically at metro.regulation@epa.nsw.gov.au.
Further conditions may be added to this Pollution Study to ensure the objective is achieved. The results of this investigation may be used to determine whether the level of contamination (if any) is significant enough to warrant regulation under the Contaminated Land Management Act 1997.
The licensee must engage a suitably qualified and experienced person to undertake a Phase 1 Environmental Site Assessment of the premises.
